Applications are completed online at www.liveatmalbec.com. You’ll need a valid government-issued photo ID and proof of income — combined household income of at least three times the monthly rent is the general guideline. Rental history or references may be requested, covering a 12-month period. You also have the option to submit a Portable Tenant Screening Report (PTSR) in lieu of a standard application. If you provide a PTSR, no application fee will be charged.
Move-in costs include your first month’s rent and applicable fees. Security deposits start at $500; conditionally approved applicants pay $500 plus one month’s rent. Pet residents pay a one-time refundable deposit of $300 per apartment (not per pet), plus $35/month per pet in pet rent. A pet screening profile through PetScreening.com is required ($30 fee). All residents are required to set up a Park M parking permit at $8/month through the Park M app.
Initial lease terms range from 2 to 15 months — shorter terms carry a higher monthly rate. Renewal offers are sent 70–80 days before your lease expiration date. A written 60-day notice to vacate is required. If you need to end your lease early, an early termination fee equal to two months’ rent is due prior to returning your keys.
Rent is due on the 1st of each month. You have a grace period through the 8th; certified funds are required starting on the 4th. A late fee of 5% of monthly rent is applied on the 9th. Rent is paid through Bilt Rewards — via the Bilt app or biltrewards.com. Payment options include bank account/ACH (no fee), debit card ($9.95/transaction), or credit card (3%/transaction). Paying through Bilt also earns you Bilt Points redeemable for travel, fitness, dining, and more.
Your monthly rent covers your base rent only. Utilities are billed separately: water, sewer, gas, and trash are added to your monthly statement, and electricity is set up through your own account with the local utility provider. Internet and cable are also set up directly through your preferred provider. Every home includes a Vine Wi-Fi programmable smart thermostat.
Before move-in, you’ll need to sign your lease, pay your move-in costs, and provide proof of renter’s insurance. If you don’t have your own policy, a damage waiver fee will apply. Pet owners must also complete their pet screening profile. All residents are required to set up a Park M parking permit prior to move-in. Keys and fob access will be provided at move-in.
A written 60-day notice to vacate is required. A pre-move-out inspection will be scheduled within two weeks of your notice date — your presence is optional. A final move-out inspection is conducted when you return your keys. You’ll complete a key receipt form at that time. If you can’t return keys during business hours, email the leasing office with the key location and your forwarding address. Your apartment should be left clean; charges may apply for damage beyond normal wear and tear. Per Colorado law, security deposits are returned within the required timeframe. Contact the leasing office for a full move-out checklist.
Maintenance requests can be submitted by calling (855) 759-0842, visiting the leasing office, or through your Rent Café resident portal. After-hours calls are handled by an AI dispatch system. The following are considered maintenance emergencies: a lockout caused by a malfunctioning lock, a non-functioning toilet in a single-bathroom home, any active water intrusion or leak, no heat, no A/C when outdoor temperatures exceed 85°F, no hot water, electrical interruption, a non-functioning refrigerator, or a fire. For fires, call 911 immediately. For all other after-hours emergencies, call (855) 759-0842.

The fitness center is open 24/7. The pool is open year-round. Most amenities — including the pool area, spa, BBQ pavilion, and Parlor (clubhouse) — are open daily 10:00 AM–10:00 PM. Each building has its own amenity room with games such as pool, foosball, shuffleboard, darts, or a golf simulator; these are accessible 24/7. The Parlor is available to reserve for private events — contact the leasing office for details. Two EV charging stations are available on-site; contact the leasing office for current rates.

All residents are required to register through Park M, our parking permit system, at just $8/month via the Park M app. For guests, please note that parking in our community is limited — we have a total of 2 guest parking passes available per day for the entire community. Guest passes are $2/day, valid for 24 hours, and can be arranged for multiple consecutive days in advance through the leasing office. Vehicles without a valid permit will need to park on the HOA street or off-site. If you’d like more secure, covered parking, private garages are available to rent: detached garages at $125/month, tuck-under garages at $150/month, and corner-access garages at $175/month.
Malbec at Vallagio is pet-friendly with no weight limit. Dogs and cats are welcome, with a maximum of 2 pets per apartment. Aggressive breeds are restricted (see list below). The community features an on-site ‘Ruff House’ pet spa and dog grooming station. A signed pet addendum and completed pet screening profile are required prior to move-in. Note: Colorado law does not permit one-time pet fees; only the refundable deposit applies.

Guests are welcome to stay for up to 14 consecutive days or no more than 30 days in a calendar year. Extended stays beyond this require prior approval from management. All occupants residing in the apartment must be listed on the lease.
Subletting, lease assignment, and short-term rental platforms such as Airbnb are not permitted. All occupants must be listed on the lease.
The community has after-hours courtesy patrol twice nightly with an on-call service available. Building entries are secured with fob access. Malbec at Vallagio is located within a gated HOA master association. Please note that the community cannot guarantee the safety and security of all residents and guests.
